Sell your house

Sell your house directly to a local buyer

Highland View Holdings buys houses in Rockingham County and Southern New Hampshire directly from owners. We're a local contractor, not a real estate agent, so there's no listing and no showings. We can pay in full at closing or offer seller financing.

How it works

Four steps, at your pace

  1. Tell us about the house

Use the form below or call. The address and a bit about its condition is plenty to start.

  2. We visit

We walk through with you. Because we do construction ourselves, we can price repairs realistically.

  3. You get a written offer

A straight purchase, a seller-financed offer, or both so you can compare.

  4. You decide

Take the time you need. If you say yes, a New Hampshire attorney or title company handles the closing.

Seller financing

Seller financing, in plain language

You sell us the house, but instead of getting the whole price at closing, you get part of it up front and the rest in monthly payments, with interest. In effect, you act as the bank.

How it works

  • We agree in writing on the price, down payment, interest rate and monthly payment.
  • At closing, the house transfers to us and you receive the down payment.
  • We sign a promissory note (our promise to pay) and a mortgage in your favor, recorded at the county registry of deeds, just like a bank loan.
  • We pay you monthly until the balance is paid off.

Why owners choose it

  • Steady monthly income, with interest on the balance.
  • Often a higher total price than a cash sale.
  • Taxes on the gain may be spread over several years. Ask your accountant how this applies to you.
  • Works for houses that are hard to sell to buyers who need a bank loan.

What to weigh

  • You don't get the full price at closing.
  • Your income depends on the payments. The recorded mortgage protects you: if payments stop, you can take the house back through foreclosure.
  • If you still owe on a mortgage, it usually has to be paid off or addressed at closing. We'll go over this with you.
  • Have your own attorney review the terms. We encourage it.

Questions

Common questions

Are you a real estate agent?

No. Highland View Holdings is a construction company that also buys houses for itself. We don't list houses, represent sellers or manage rentals. When we make an offer, we're the buyer.

Do I need to fix anything first?

No. We buy houses as they are and account for repairs in our offer.

Am I committing to anything by contacting you?

No. An offer costs you nothing and you're free to say no.

Who handles the closing?

A New Hampshire attorney or title company, as with any house sale. You're welcome to have your own attorney review everything.

How do you come up with a price?

We'll walk you through it, including our estimate of repair costs. You can compare it with what you might get by listing with an agent and decide what's best for you.
